  • Estimates only: Calculator outputs are estimates and may differ from lender disclosures due to rounding, inputs, assumptions, changing market rates, taxes/insurance variations, and program rules (including mortgage insurance rules).
  • No offers: Nothing on the Site is an offer, solicitation, or commitment to lend, extend credit, or provide financial products.
  • Your responsibility: You are responsible for verifying results and decisions with qualified professionals and official lender disclosures.

2) Eligibility and acceptable use

You must be at least 13 years old (or the age of digital consent in your jurisdiction) to use the Site. You agree to use the Site only for lawful purposes and in accordance with these Terms.

To the maximum extent permitted by law, Family Brands LLC does not warrant that the Site will be uninterrupted, error-free, or free of harmful components.

To the maximum extent permitted by law, in no event shall Family Brands LLC or its owners, directors, officers, employees, contractors, or agents be liable for any indirect, incidental, special, consequential, exemplary, or punitive damages, or for any loss of profits, revenue, data, or goodwill, arising out of or related to your use of the Site.

Our aggregate liability for any claim relating to the Site shall not exceed the greater of (a) USD $50 or (b) the amount you paid us (if any) in the twelve (12) months preceding the event giving rise to the claim.

Some jurisdictions do not allow certain limitations. These Terms apply only to the extent permitted by applicable law.

8) Indemnification

You agree to defend, indemnify, and hold harmless Family Brands LLC from and against any claims, liabilities, damages, losses, and expenses (including reasonable attorneys’ fees) arising out of or relating to your use of the Site or your violation of these Terms or applicable law.

9) Governing law; venue

These Terms are governed by the laws of the State of Texas and the United States, without regard to conflict of laws principles. To the extent a dispute is permitted to be filed in court, you agree to personal jurisdiction and venue in state or federal courts located in Montgomery County, Texas.

Nothing in these Terms prevents you from using mandatory consumer protections available in your jurisdiction, where those rights cannot be waived.

10) International use; sanctions and export

The Site is controlled and operated from the United States. We do not represent that the Site is appropriate or available in all locations. You are responsible for compliance with local laws and with U.S. export and sanctions laws. You may not use the Site if you are located in an embargoed jurisdiction or are a restricted party under applicable laws.

11) Termination

We may suspend or terminate access to the Site at any time if we reasonably believe your use violates these Terms or is harmful to the Site or others.

13) Changes to these Terms
